How to Pay Annual Dues

Annual dues are what keep the Metropolitan Building Managers of New York (Metro BMNY) running. They fund the group life insurance benefit, cover the cost of monthly meetings and events, and support the association's work for building managers across the five boroughs. This page explains how to pay your dues — either online through the member website or in person with cash or a check.

What you need

  • Your member website login (see How to Log In if you need a refresher)
  • A credit or debit card, if you are paying online
  • A few minutes — the online checkout takes about two minutes from start to finish

Paying online

The quickest way to pay is through the member website. You can do it from your phone, your tablet, or any computer.

Steps

  1. Log in to portal.metropolitanbmny.com.
  2. Newly approved members — when you log in for the first time after your application is approved, the website takes you straight to the Welcome — Activate Your Membership page. Click Pay Dues Now to continue. (See How to Apply for Membership for the full applicant flow.)
  3. Existing members renewing — your dashboard shows a colored status badge next to your name (green for active, yellow for pending, red for past-due). When dues are coming up or already due, a task banner appears below the welcome heading with a Pay Dues action. Click it to start the payment.
  4. Past-due members — if your dues are past the grace period, the website will land you directly on the Membership Requires Attention page when you sign in. Click Pay Dues Now to renew. The same page is shown to members whose accounts have gone dormant for an extended time — paying brings you back to full access right away.
  5. Each path takes you to Square's secure checkout. Type your card number, expiration date, and security code. Square handles the payment — Metro BMNY never sees or stores your card number.
  6. Click Pay on the Square page. In a few seconds you will be sent back to the member website with a confirmation.

After you pay

A receipt is emailed to you from Square right away. Your member status on the dashboard updates to active automatically — there is no form to fill out and no waiting on the board to mark it off by hand.

To look up a receipt later, open My Profile. Scroll to the Payment History section. You will see every dues payment, event ticket, and meeting fee you have paid through the website, with a View Receipt link in the right column. Vendors, this is where you go at tax time.

Paying by cash or check

If you would rather pay in person, you can hand cash or a check to a board member at any monthly meeting. Meetings are the 4th Thursday of the month, September through May, at Playwright Irish Pub, 27 W 35th Street.

Make checks payable to Metro BMNY. When the financial secretary logs your payment, your member status on the website will update the next time the board syncs the records — usually within a few days.

When dues are due

Dues are collected once a year. You will get three reminder emails from the association — 30 days before your renewal date, 7 days before, and 1 day after the due date if dues are still unpaid. Paying a little early is always welcome.

If your dues lapse

Metro BMNY gives every member a grace period after the renewal date — about a month — so nobody gets locked out over a late payment. During the grace period, the rest of the website keeps working as usual; you will just see a soft reminder banner on your dashboard.

If your dues stay unpaid past the grace period, the website will ask you to pay before you can use the other features. You can still sign in, you can still update your profile, and you will still be able to reach the payment page — but the events list, documents section, and member directory will be hidden until your dues are current. The insurance enrollment prompt is also paused while your account is in this state — once you pay, the prompt comes back along with everything else, usually within a few seconds.

The same Membership Requires Attention page is shown to a couple of other situations:

  • Newly approved members who have not yet paid their first year of dues
  • Long-dormant accounts that have been inactive for a year or more — paying renews you and restores full access
  • Closed accounts that the board has marked inactive after an extended absence — paying alone may not be enough; email the support address below and we will help reinstate you

If anything about your dues feels wrong — the amount looks off, you think you already paid, or the reminders are coming to the wrong address — do not guess. Email admin@metropolitanbmny.com or speak to the financial secretary at the next meeting. We will look it up in the records and get it sorted.
